《周末樓市》通關在即 一二手交投齊回升
剛過去新年三日長假期本港一手市場交投回升,共錄逾30宗新盤成交,其中以恆地(00012.HK)粉嶺北「ONE INNOVALE-Cabanna」佔最多,涉約16伙;而同系旺角「利奧坊-壹隅」亦沽出兩伙。
另外,新地(00016.HK)旗下已屆現樓的元朗「Grand YOHO」將於本周五(6日)售10伙,實用面積介乎524至634平方呎,兩房及三房間隔,折實售價由874.2萬元至1,159.4萬元不等,折實呎價由16,682元至21,917元。
二手方面,中原地產十大屋苑過去周末錄得27宗成交,按周再升58.8%,創九個月新高,三日新年假期則錄約31宗成交,創2011年後新年長假期成交新高。中原地產亞太區副主席兼住宅部總裁陳永傑表示,中港兩地通關、防疫措施放寬及美國加息放緩等好消息陸續出台,買家入市信心明顯轉強,加上早前樓價已錄得一定跌幅,買家趁農曆新年樓價反彈前,紛紛加快入市步伐,業主只要比樓價高位低15%至20%放售即可獲承接,料樓市小陽春已成雛型,相信樓價短期內尋底成功。
美聯物業元旦周末十大二手指標屋苑錄得約29宗買賣成交,創出去年4月中以來的37個周末新高,並按周續升約61.1%,連升三個周末。以三日長周末計算,10大屋苑則錄得約34宗買賣。美聯物業住宅部行政總裁(港澳)布少明表示,政府自公布取消大部分的防疫措施,並為即將通關作好部署,有助經濟逐一步復常,刺激樓市氣氛,增強買家入市信心,加上樓價由去年高位回落約一成半,故有不少準買家趁通關前作最後衝刺,積極加快於二手市場「尋寶」。
利嘉閣地產總裁廖偉強表示,通關日子漸行漸近,心急準買家把握入市時機,追趕市場僅餘的平盤,務求覓得好價成功上車。過去周末日十大指標屋苑累錄23宗二手成交個案,較對上周末的12宗按周大增92%,為去年4月下旬37周以來新高,並為期內首度突破二十宗以上水平;而元旦三日假期十大指標屋苑則合共錄得28宗買賣,較對上一周四日聖誕假的21宗更多出33%。
至於香港置業十大二手指標藍籌屋苑於元旦長周末三日合共錄24宗成交,單計周末兩日則錄20宗成交,與上周末16宗比較,按周升約25%,創自去年4月中的周末後的逾八個月新高。香港置業行政總裁馬泰陽表示,政府進一步放寬防疫措施,以及通關在即,有利刺激本港經濟復常,帶動資金流入樓市。
