第一太平戴維斯:零售市場未有明顯復甦跡象 料明年租金大致持平
第一太平戴維斯最新發表的2022年第四季香港零售租賃市場報告指,由於零售銷售疲弱,加上缺乏新租賃成交,本年最後一季零售市場租金與第三季大致持平。展望2023年,市場暫未見到反彈復甦的明顯跡象,預料明年租金將大致與今年持平,全年升幅將介乎0至5%之間。第一太平戴維斯亞太區研究及顧問諮詢部區域主管盛世民表示,由於市場面對持續的疫情限制措施,加上在美元走強、加息及樓價疲弱等因素影響下,料2023年零售市場僅會出現溫和復甦。
報告指,儘管業主嘗試在聖誕及農曆新年前租出空置商舖,但第四季的租賃活動仍然非常沉寂。相對於街舖,商場的表現稍佳,而且由於業主在本年一直集中於提高出租率而非租金,以致大部分商場均錄得較高的出租率。
報告指,奢侈品零售商把重點放在商場,隨著年輕一代消費群開始成為零售市場的主力,市場亦逐漸從傳統的主流奢侈品轉向更新穎的概念,由於經濟前景不明朗,加上抗疫限制措施持續實施,預料零售商及遊客不會在短期內重返香港。
