《周末樓市》油塘「朗譽」售出十伙 二手成交稍增
剛過去周末本港一手市場淡靜,一手成交不足20宗,當中大部分來自保利置業(00119.HK)及尚嘉控股合作的油塘項目「朗譽」,該盤昨日(4日)首輪銷售共128伙,即日售出10伙,包括兩伙開放式、四伙一房及四伙兩房。
二手方面,中原地產十大屋苑本周末錄得9宗成交,較上周末增加2宗,升幅28.6%,惟仍有6個屋苑零成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,市場缺乏利好消息,買家靜候新政策,置業態度審慎。不過,各區睇樓氣氛回升,證明市場購買力仍在,惟買家只對減價盤有興趣,叫價需與樓價高峰位有約兩成減幅,才獲買家洽購,形成「有減價 有成交」局面。
美聯物業周末十大二手指標屋苑錄得約10宗買賣成交,按周回升11.1%,重返雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,踏入今年最後一個月,雖然樓價跌勢尚未喘定,準買家入市態度仍然審慎,惟近日股市回升,買家信心回穩,利好樓市承接,並集中以低市價「平盤」為入市目標,帶動周末二手成交量回升。
利嘉閣地產總裁廖偉強則指,新盤市場未見明顯減價,相較之下,二手減價的放盤選擇眾多,令購買力逐漸流入二手市場,帶動二手屋苑氣氛及交投量持續回穩。利嘉閣周六日十大指標屋苑累計錄得12宗二手成交個案,較對上周末的11宗增加1宗或9%,創12個周末以來新高。
香港置業行政總裁馬泰陽表示,隨二手市場成交增加,多個屋苑準買家加快睇樓步伐,趁年尾抓緊入市機會,尋覓心儀「減價盤」,帶動睇樓及交投回升,故睇好本月二手交投量可望靠穩。香港置業十大二手指標藍籌屋苑於周末兩日合共錄13宗成交,按周升18%,並連續兩周末維持雙位數水平。
