世邦魏理仕料本港住宅樓價下跌趨勢延至年底 交易量或繼續低迷
世邦魏理仕香港估值及戰略顧問部發表今年10月《香港住宅物業報告》,指截至10月底,一個月香港銀行同業拆息(HIBOR)攀升55個基點,根據土地註冊處數據,住宅成交停滯,10月按月下跌18.8%至3,148宗,接近今年3月第五波疫情的水平(2,869宗)。住宅價格下跌趨勢預計將持續至年底,而住宅物業的交易量或繼續低迷。 世邦魏理仕表示,行政長官李家超於10月19日發表上任後首份施政報告,在此之前發展商大多採取觀望態度,推遲新住宅項目的銷售活動。在施政報告發表後至10月底,有兩個新的住宅項目推出市場,包括新地(00016.HK)的錦田北「PARK YOHO Bologna」共112個單位,及恆地(00012.HK)粉嶺北的「ONE INNOVALE-Cabanna」共118個單位。 世邦魏理仕預計,發展商對政府住宅土地招標的投標價格持保守態度。而施政報告亦提出多項房屋政策,例如增加發展密度、放寬市區重建的申請強拍門檻及精簡土地發展程序,世邦魏理仕認為,中長期而言措施將加快房屋供應,紓緩土地供應壓力。
