《周末樓市》ONE INNOVALE-Cabanna」加推57伙 二手交投回升
剛過去周末(12日及13日)本港新盤市場淡靜,一手成交約20宗,其中周六(12日)首輪銷售30伙的萬科香港長沙灣「連方I」賣出7伙,兩房戶全數售出。
至於恆地(00012.HK)粉嶺北「ONE INNOVALE-Cabanna」周末再沽6伙,涉約2,770萬元,開售至今累售93伙,套現逾4.3億元。項目新近加推第三張價單共57伙,折實平均呎價約14,438元,同時將於本周四(17日)次輪銷售113伙。「ONE INNOVALE」整個系列累售984伙,套現超過48億元。
二手方面,中原地產十大屋苑周末錄11宗成交,對比上周錄4宗回升175%,零成交屋苑回落至4個,其中沙田第一城周末錄得5宗買賣成交,為十大屋苑之冠。中原地產亞太區副主席兼住宅部總裁陳永傑表示,美國通脹顯著放緩,市場期望未來有機會縮減加息幅度,加上內地方面放寬入境檢疫措施,為通關拉近一步,部份買家趁機會把握低位入市,整體交投氣氛略為回升。
美聯物業周末十大二手指標屋苑錄得約12宗買賣成交,按周回升1倍,創三個周末新高並重返雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,內地宣布放寬檢疫至「5+3」,刺激港股大幅反彈,加上加息等壞消息陸續被市場消化,亦有利樓市氣氛。事實上,施政報告後發展商重新部署推售新盤,帶動大市氣氛,部分準買家重投市場,本周末多個二手屋苑睇樓情況不俗。他相信,新盤市場續以低價策略銷售,除中小型單位外,亦有中大價全新盤部署出擊,新盤市場更添旺熱,二手價量下調壓力未除。
利嘉閣十大指標屋苑累錄10宗二手成交個案,與上周末的5宗,按周增加5宗或100%,重回雙位數。香港置業十大二手指標藍籌屋苑於周末兩日合共錄16宗成交,創十周新高,與上周末6宗比較,按周升逾兩倍。
