《本地樓市》葵涌荔崗街商住地皮今截標 暫收5份標書
位於葵涌荔崗街的一塊商住地皮今日(11日)截標,按現場所見,暫收5份標書,包括會德豐地產、漢國置業(00160.HK)、中信泰富、以及嘉華(00173.HK)分別獨資入標,還有一間不知名發展商。
會德豐地產物業發展高級經理何偉錦表示,該地皮規模合適,出價反映市況,傾向發展純住宅項目。
漢國置業房地產部董事李振彪表示,該地皮的地理位置優越,東面及南面均有景觀,形容是理想的發展地皮,又指考慮到近期市況,故出價較為保守,料成功投標後,會發展純住宅用途,但暫未決定興建小型或大型單位為主。對於本港樓市走勢,李振彪表示,受到美國加息影響,樓市未來數月或下跌,但相信明年加息步伐會減慢,料明年中旬起樓市會平穩,甚至隨著經濟轉好,而稍微上調。
嘉華香港地產發展及租務總監尹紫薇表示,主要考慮發展剛需樓,出價屬於公司可接受範圍內。
綜合市場資料,上述地皮估值介乎約9億至20億元,每呎樓面地價料約4,000至8,000元;但參考9月公布推出招標時,當時市場估值介乎約15億至25億元,即每呎樓面地價約6,000至10,000元,
該地皮為葵涌荔崗街葵涌市地段第515號用地,位於葵涌半山的荔崗街,鄰近夾屋浩景臺,地盤面積約41,764平方呎,最高可建總樓面約250,590平方呎;地皮作非工業(不包括私人住宅、倉庫、酒店及加油站)用途的最高樓面面積則按照賣地條件中的相關特別條件計算。(ca/s)
