《周末樓市》新地「PARK YOHO Bologna」超購逾6倍 二手交投平穩
剛過去周末(22日及23日)本港新盤市場繼續淡靜,一手成交連續兩周不足十宗。不過,兩新盤周末開始收票,有望本月開售,其中新地(00016.HK)元朗「PARK YOHO Bologna」昨日(23日)開始收票,已接獲逾500票。項目同日加推第二張價單共20伙,實用面積介乎279至609平方呎,折實售價由402.8萬元至825.9萬元,呎價約13,044元至14,510元,折實平均呎價約13,635元,屬原價加推。以首兩張價單共70伙計,超購逾6倍。 新地副董事總經理雷霆表示,政府於新施政報告提出「撤辣」措施,相信可吸納人才,有聲音指減辣力度不足,相信政府會審視市場情況,優化及調整「辣招」及「辣稅」。他認為,現時疫情平穩,加上政府放寬入境及隔離措施,經濟逐漸復常,而其他發展商積極推盤,預期第四季新盤市場將非常熱鬧。 另外。恆地(00012.HK)粉嶺北「ONE INNOVALE-Cabanna」周末兩日獲逾370張票,以首張價單113伙計,超購約2.3倍。 二手方面,中原地產十大屋苑本周末錄得12宗成交,較上周上升33.3%,零成交屋苑由5個收窄至2個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,新一份《施政報告》已公布,對樓市「減辣」措施輕微,短期內影響樓市的不確定因素消除,買賣雙方隨即加快入市或沽貨決定。部份業主認為「減辣」幅度不似預期,願意減價讓步,即吸引買家出動睇樓覓筍盤,睇樓及交投氣氛有所改善,施政報告為樓市帶來正面影響。 美聯物業施政報告公布後首個周末,十大二手指標屋苑錄得約12宗買賣成交,按周保持平穩,並連續兩個周末錄雙位數。美聯物業住宅部行政總裁(港澳)布少明表示,市場正消化《施政報告》推出吸納人才及BSD退稅等利好市場措施,樓市走勢明朗化,周末二手睇樓氣氛不俗。不過,部份業主心態亦漸趨強硬,議價幅度有所收窄,另準買家仍以「筍盤」為入市目標,加上新盤連環以吸引價推盤,搶佔市場大批注意力,故二手交投大致靠穩,短期樓市料仍以一手主導。 至於利嘉閣地產周末十大指標屋苑累計錄得10宗二手成交個案,較上周末的9宗,按周增加1宗或11%,重回雙位數。香港置業港、九及新界十大二手指標藍籌屋苑於周末兩日合共錄9宗成交,與上周末8宗比較,按周回升13%,但仍處於單位數水平。
