美聯工商舖:落實降低強拍門檻利好市場 料第四季工商舖成交按季持平
美聯工商舖資料研究部表示,新一份施政報告提出「北部都會區」及鐵路項目等多項新基建,同時正式建議降低私人樓宇及工廈的強拍門檻,認為上述措施利好投資市場,當中舊區及工廈重建的措施,長線料增加商舖及工廈投資吸引力。
鋑聯控股(00459.HK)行政總裁(工商舖)盧展豪表示,政府建議放寬申請強拍門檻,一旦落實,舊區街舖及非工業地帶工廈的價值將會提升,屆時「搏收購」的舖位及工廈成交個案將會增加,利好工廈及舖位市場。
在招商引才方面,政府推出「引進重點企業辦公室」、撥款300億元「共同投資基金」等措施,配合成為國際創新科技中心的願景,盧展豪相信將吸引更多生命健康科技、人工智能與數據科學、金融科技、先進製造與新能源科技等策略產業進軍香港,設立業務基地和網絡,料令本地商廈的需求上升。
另外北部都會區發展為施政報告重點,該行認為北部都會區發展潛力較大,新界北的商廈如元朗、屯門睇高一線。至於政府推進「再工業化」、研究在大埔創新園興建第二個先進製造業中心以及落實港深創科園和新田科技城的發展,盧展豪表示,目前本港有不少舊式工廈待重建,相信先進製造業中心和其他創科園的發展有望帶動其他傳統工業地帶的重建,並推動舊式工廈重建為可用作發展先進製造業的場地。
他指出,報告提出相關措施為長遠影響,短期內交投仍取決於防疫政策及通關安排,預計今年第四季工商舖成交數字與第三季相若,達到約1,050宗。
