《本地樓市》第一太平戴維斯:內地客需求增帶動豪宅租金淡市微升

第一太平戴維斯最新發表的今年第三季香港住宅租賃市場報告指出,來港公幹或進修的內地租客推動了本季的租金升幅。 報告指,港島各區豪宅租金在第三季均錄得升幅,整體租金按季微升1.2%,九龍及新界區豪宅租金則分別上升1.9%及0.5%。而租賃需求由內地租客帶動,主要集中於港島南區、山頂及半山等傳統豪宅區,內地學生成為本季紅磡及何文田等地區合租單位的需求主力,而居港日本籍租客則繼續青睞西九龍。 報告提到,隨著隔離措施放寬,服務式住宅市場亦見回穩,酒店式單位及住宅式單位的租金分別按季上升5.1%及4.1%,查詢量亦有所增加。本季不少承租個案來自年輕的內地畢業生,他們在香港的國際律師事務所或銀行接受一至三個月的培訓,令服務式住宅的租務轉趨活躍。此外,本地金融、保險、房地產和商業服務等行業的失業率跌至3%以下,亦利好對服務式住宅單位的需求。
