《周末樓市》觀望氣氛濃厚 二手成交徘徊低位
剛過去周末本港新盤市場欠缺全新盤推售,一手成交僅約13宗,其中中洲置業旗下沙田「星凱-堤岸」售出兩個相鄰單位,套現約3,437萬元。至於恆地(00012.HK)粉嶺北「ONE INNOVALE-Bellevue」亦新沽出兩伙,項目至今售出約293伙,套現逾14.8億元。
二手方面,中原地產十大屋苑剛過去的周末兩日僅錄6宗成交,按周減少逾三成,為14周新低,並連續4周錄得個位數交投量。十大屋苑中,多達6個屋苑未有交投。中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日香港新冠肺炎疫情正處於平台期,每日確診宗數沒有下跌,冬季或會再度活躍,有機會影響全面通關步伐,加上現時的檢疫放寬措施未能配合經濟復常,市民開始擔心香港經濟進一步下滑,未敢貿然入市,令樓市一手及二手交投陷入冰封局面。
美聯物業周末十大二手指標屋苑錄得約6宗買賣成交,按上周末減少4宗或四成,重返單位數,並創近10周新低。美聯物業住宅部行政總裁(港澳)布少明表示,本周末未有全新盤搶客,惟二十大及《施政報告》臨近,市場觀望是否有更多的救市措施。綜合市場訊息,《施政報告》或未必會減辣,但是有機會放寬國內及國外人士來港置業的規限,對本港樓市未來發展可謂舉足輕重,買賣雙方都在等待市況更加明確,才有進一步的行動。
利嘉閣周六及周日十大指標屋苑累計錄得6宗二手成交個案,較之前的周六日的7宗,再減少1宗或14%,延續之前一周的悶局。香港置業十大二手指標藍籌屋苑於周末兩日合共錄7宗成交,與上周末9宗比較回落約22%。
