《大行報告》野村:內地一系列房地產寬鬆措施 確認政策轉變 首選華潤置地(01109.HK)
野村發表研究報告指出,中央政府於9月29至30日的兩日內,出台一系列房地產寬鬆政策,當中包括進一步降低抵押貸款利率、換購住房個人所得稅退稅,以及監管機構要求商業銀行向房地產行業釋放6,000億元人民幣的新融資額度。 該行認為,有關刺激政策可預防房地產板塊進一步惡化,並刺激住房需求。同時確認該行對中央政府就內房政策轉變的預期,短期內或將推動發展商股價上升。 此外,野村維持對第四季實物地產銷售漸進和緩慢復甦的看法。行業中首選華潤置地(01109.HK),同時偏好財務安全的私企如龍湖集團(00960.HK)及新城發展(01030.HK),另認為中海物業(02669.HK)具吸引力,以上四隻股份均為「買入」評級。
