《本地樓市》經絡:9月現樓按揭宗數按月大跌近3成
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2022年9月份現樓按揭宗數為6,538宗, 按月大減29%,連升四個月後回落。而該月的樓花按揭宗數為199宗,按月減少11.2%。對比去年同期,今年9月份現樓按揭宗數按年大減40.3%;樓花按揭宗數按年大減63.5%。 以首九個月比較,今年首九個月現樓按揭宗數錄得65,552宗,按年減少13.4%;首九個月樓花按揭宗數則為3,273宗,按年減少26.4%,創自2011年即11年後的首9個月新低。 以季度比較,今年第三季現樓按揭宗數錄得22,764宗,按季上升33.7%;樓花按揭宗數則為525宗,按季下跌15.2%,創自2013年第3季後的季度新低。 經絡按揭轉介首席副總裁曹德明表示,9月份現樓及樓花按揭宗數雙雙下跌,現樓宗數更大跌近3成, 相信是因近月一二手市場交投淡靜,加上加息陰霾下,市場氣氛觀望,影響買家入市意慾。 現樓銀行市佔率方面,中國銀行(香港)連續14個月榮登冠軍寶座,市佔率為23.8%;匯豐銀行以市佔率22.3%排名第二;而恆生銀行以市佔率達13.1%排名第三;渣打銀行排名第四,市佔率達10.6%;中國工商銀行(亞洲)上升2級排名第五,市佔率達3.8%。 樓花排名方面,中國銀行(香港)重奪冠軍寶座,以市佔率25.6%排名第一;匯豐銀行下跌一級排名第二,市佔率達23.1%;渣打銀行排名第三,市佔率為17.1%;而恆生銀行排名第四,市佔率達15.1%;花旗銀行及交通銀行排名第五名,市佔率達3%。 四大銀行及中小型銀行市佔率的差距收窄,2022年9月份四大銀行現樓市佔率由上月70.7%下跌至69.9%,而中小型銀行市佔率則由上月29.3%上升至30.1%。曹德明表示,今年本港樓按市場受疫情影響,交投按年回落,料銀行基於按揭業務仍未達標的情況下,將各自推出不同按揭產品及相關優惠吸引客戶搶攻市場份額,以爭取第四季表現作最後衝刺,料客人偏向選擇優惠較多的銀行承造按揭。
