新世界發展(00017.HK)公佈全年業績 股東應占純利升8.5%至12.49億港元 整體融資成本下降至2.5%

格隆匯9月30日丨新世界發展(00017.HK)公佈2021/2022全年業績,公司綜合收入為682.13億港元,與2021財政年度持平。基本溢利為70.85億港元,公司股東應占溢利為12.49億港元,分別升1.8%及8.5%。2022財政年度末期股息每股1.5港元,或每股2.06港元的全年股息,與2021財政年度持平,維持現有可持續及漸進式的派息政策。

集團香港應占物業合同銷售金額為約82.4億港元,集團中國內地整體物業合同銷售金額為約人民幣171.0億元,以大灣區為首的南部地區貢獻約73%。

中國內地物業發展的分部業績按年增長10.9%,分部利潤率從2021財政年度的40%提高至2022財政年度的57%。香港物業投資分部業績按年增長6.0%,主要受惠於K11 MUSEA人文購物藝術館及K11 ATELIER King’s Road的營運效率提升及出租率改善。中國內地物業投資分部業績按年增長11.0%,主要受惠於K11項目營運效率及出租率有所提升。

持續嚴格的成本控制工作,經常性行政及其他營運費用按年下降約4.7%。可動用資金合共約1,050億港元,包括現金及銀行結餘約622億港元及可動用的銀行貸款約428億港元。整體融資成本從2021財政年度的2.8%下降至2022財政年度的2.5%。2023財政年度到期的貸款再融資已全數被處理。

2022年6月30日,集團於中國內地持有不包括車庫的土地儲備總樓面面積約520.6萬平方米可作即時發展,其中約285.0萬平方米為住宅用途。核心物業發展項目主要分佈於廣州、深圳、佛山、武漢、上海、寧波、杭州、北京及瀋陽等城市,不包括車庫的土地儲備總樓面面積約448.8萬平方米,65.5%位於大灣區及長三角地區,住宅約為158.2萬平方米。
