《周末樓市》減壓測後首周末十大屋苑成交按周相若
金管局上周宣布將樓宇按揭壓力測試利率假設加幅由3厘調低至加2厘,中原地產數據統計指出,措施公布後首個周末(24至25日)本港主要十大屋苑周末錄得9宗成交,對比上周同期為8宗,按周上升12.5%,零成交屋苑回落至3個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,金管局減辣對沖了加息對買家的影響,同時政府宣布今日(26日)起入境檢疫安排放寬至「0+3」,兩大利好消息有望令買家置業信心增強,刺激物業市場交投,逐步改善樓市氣氛,加快香港經濟復甦。現時業主普遍擴大議價空間,二手樓價由年初至今調整後,現水平相當吸引。
另外美聯物業統計顯示,過去周末十大二手指標屋苑錄得約10宗買賣成交,按週升11.1%或增加1宗,重返雙位數水平,零成交屋苑共3個。按15大屋苑計算,周末兩天則錄得12宗買賣,按週升約20%。美聯物業住宅部行政總裁(港澳)布少明表示,政府放寬入境檢疫至「0+3」,以及金管局發出指引放寬物業按揭貸款利率壓力測試要求皆屬利好消息,有望令振興經濟,抵銷加息帶來的壓力,加上本周末未有全新盤推售,不少買家趁好消息的效應未擴散而出動二手尋寶,令十大屋苑的交投略為反彈。他強調,現時香港情況較前改善,惟疫情始終未退,「0+0」全面通關日期未定,後市未明,部份買家及業主仍觀望措施成效,或要待《施政報告》公布新房策後,樓市才會出現明顯轉勢,料暫時二手交投平穩,樓價續有下調壓力。
一手市場方面,過去周末共錄得約8宗一手成交,按周相若,當中包括恆地(00012.HK)粉嶺「高爾夫御苑」沽出8座高層B室,為3房1套連工作間及洗手間戶型,面積961平方呎,成交價約1,485.08萬元購入,呎價約15,454元。會德豐地產旗下藍田「KOKO HILLS」亦錄成交,三座高層E室兩房戶面積521平方呎,定價約1,362.3萬元。
而新地(00016.HK)天水圍「Wetland Seasons Bay」第三期昨日公布價單第三號,加推共43伙,預料將於本周內展開次輪銷售。
