《周末樓市》「ONE INNOVALE」第二期收逾1,500票 二手成交大減
市場觀望聯儲局本周中議息,剛過去周末(17日及18日)本港新盤市場兩日僅錄得不足十宗成交,其中會德豐及恆地(00012.HK)等發展的啟德「MIAMI QUAY I」昨以價單推售139伙,只售出兩伙。 不過,新界兩新盤仍積極部署推售,恆地粉嶺北新發展區住宅項目「ONE INNOVALE」第二期「Bellevue」加推第二張價單共60伙,折實平均實用呎價約14,613元。項目收飛兩日共獲逾1,500票,以首兩張價單143伙計,超額認購9.5倍,籌備月內開售。 至於新地(00016.HK)天水圍「Wetland Seasons Bay」第三期早前亦加推第二張價單共64伙,售價由589.72萬元起,折實平均呎價約14,670元,項目將於本周四(22日)首輪銷售80伙,已獲約800票,超購9倍。 二手方面,中原地產十大屋苑本周末錄得8宗成交,按周回落50%。中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日本港疫情反覆,銀行亦有加息壓力,令不少買家對後市睇淡,二手業主需明顯擴大議幅,單位才有承接,市場上平盤消化後,交投立即低迷,加上一手新盤相繼推出搶客,扣起市場大批購買力,待月尾部份一手向隅客回流二手,交投或有起色。 美聯周末十大二手指標屋苑錄得僅約9宗買賣成交,按周回落47.1%,連升兩周後回落,並創三個周末新低,重回單位數。美聯物業住宅部行政總裁(港澳)布少明表示,市場關注美國本週進行議息結果,市場預期加息機會頗大,而本港拆息上升,不少銀行H按的封頂位亦已調升,儘管香港息口仍算低企,但若美國加息,香港亦有一定加息壓力,買家入市態度亦傾向審慎,故近期市場成交以筍價及減價盤為主,預計短期內二手樓價仍有下調壓力。 利嘉閣周末日十大指標屋苑累錄7宗二手成交個案,按周減少10宗或56%;跌穿雙位數,其中5個屋苑均錄得零成交。香港置業十大二手指標藍籌屋苑於周末兩日合共錄7宗成交,與上周末17宗比較,按周下跌58%,跌穿雙位數水平。
