中銀香港(02388.HK)將上調拆息按揭計劃(H按)的鎖息上限0.25厘至2.75厘,使現時上調鎖息上限息率的銀行增至11間,惟該行一手新盤的H按鎖息上限仍保持2.5厘。另外,該行的最優惠利率按揭計劃(P按)則由P減2.5厘調整至P減2.4厘,實際息率由2.5厘上調至2.6厘。 根據經絡按揭轉介研究部及土地註冊處最新資料顯示,該11間銀行(包括三大發鈔銀行)的現樓及樓花8月份市佔率共佔整體市場69.9%及72.8%。經絡按揭轉介首席副總裁曹德明表示,再有大型銀行上調H按的鎖息上限,而已上調H按鎖息上限的11間銀行,其現樓及樓花市佔率共佔整體市場一定佔比。 曹德明認為,該行一手新盤的H按鎖息上限仍保時2.5厘,相信是因近期一手市場旺熱並主導市場,為了搶佔樓花市場份額。另外,今年首8個月樓花按揭宗數為3,074宗,對比去年同期的3,900宗減少826宗或21.2%,創自2011年即11年後的首八個月新低。他相信該行仍要為今年的樓花按揭業務作最後衝刺,因此暫時未跟隨加鎖頂息率。 另外,7月份金管局住宅按揭統計調查結果顯示,H按計劃選用比例報96.8%,仍維持歷史高水平。曹德明表示,是次中銀香港的P按計劃實際按息及壓力測試要求均低於H按的鎖息上限,預計吸引力會有所增加,過往銀行的H按計劃鎖息上限一般與P按計劃的實際息率保持一致,不過現時銀行會根據息口走勢及其按揭業績而有所調整,相信日後銀行的按揭計劃亦會朝向不同方向發展,H按選用佔比有機會高位回落。
