《本地樓市》旭輝(00884.HK)近13.4億元轉向宏安地產(01243.HK)等出售英皇道重建項目
旭輝控股(00884.HK)公布,有關原定以現金代價6.74億元向控股股東控制的Athena Leading出售位於香港英皇道101號及111號地段、拆卸中的商業大廈60%股權連股東貸款6.53億元,買賣雙方訂立終止契據。同時,公司非全資附屬旭輝地產202006與新買家華王就上述地段訂立新買賣協議,連同未償還股東貸款共約11.32億元,總代價約13.38億元,料錄收益約2,180萬元。 華王由宏安地產(01243.HK)與APG SPV各持股50%。而旭輝地產202006為公司與宏安地產於2020年成立的合營企業,分別持股60%及40%。 該地段總佔地面積約為12,695平方呎,原建有商業大廈,由旭輝地產202006以約18.8億元收購,目前處於拆卸階段。該地段計劃重建為設有商業空間的住宅項目,現時預計重建將於2026年完成。 旭輝指出,決定終止原出售事項並進行新出售事項,原因為估計集團將自新出售事項收取的現金較原出售事項多約800萬元;估計自新出售事項錄得的收益較原出售事項多約1,192.5萬元;及新完成預計於9月底前落實。公司預期,出售事項所得款項淨額約為6.81億元,將用作集團的一般營運資金。
