《本地樓市》仲量聯行:首8個月全數招標地皮俱以低於或接近市場估價售出
仲量聯行發表報告指,政府年初迄今招標出售的地皮均以接近或低於市場估值售出,相反2017年佔有50%的全數住宅地皮俱以高於市場估價售出,預期短期內,發展商競投地皮仍會抱保守策略。
仲量聯行項目策略及顧問部資深董事李遠峰表示,2017年樓市仍處升軌,發展商投地較積極,今年多幅地皮均以接近或低於市場預期下限售出,反映發展商投地已趨審慎,展望今年餘下時間,市場很大機會仍須面對局限樓價上升、推高發展成本的種種因素,預料賣地市場氣氛將維持疲弱,政府須考慮相關因素並相應調整底價,否則流標情況將有可能增加。
仲量聯行認為,其中一個原因導致土地市場疲弱的原因是中小型住宅樓價逐漸回落,截至今年7月,仲量聯行中小型住宅指數錄得4.4%跌幅,促使發展商就發展項目附加更高的風險溢價,新盤相繼推出,惟置業氣氛薄弱,發展商普遍採取具競爭力的訂價策略,期望獲得較理想的銷售表現,若預期未來樓價升幅有限,則地價上揚的空間亦會收窄。
仲量聯行研究部執行董事黃志輝表示,數年前積極在港投地的內地發展商於近年的香港賣地市場已趨低調,加上建築材料價格上漲,帶動建築成本上升。根據土木工程拓展署的土木工程指數,2021年建築成本上升10.8%,至2022年截至5月進一步上升4.3%,土地競投者唯有降低土地成本以維持預期的利潤率。
