《周末樓市》屯門「NOVO LAND」首輪336伙數沽清 二手交投回落
本港剛過去周末(7月30日及31日)新盤市場熾熱,錄得超過350宗成交,其中以新地(00016.HK)旗下屯門兆康住宅項目「NOVO LAND」第1A期佔大多數。該盤上周六(30日)首輪銷售336伙,已全數沽清。發展商隨即加推第四張價單共168伙,包括40伙開放式、17伙一房、84伙兩房及27伙三房,實用面積214至701平方呎。價單定價395.3萬元至1,118.2萬元;計及最高15%折扣,折實價336萬元至950.47萬元,折實呎價12,838元至16,244元。折實平均呎價14,385元。新地代理總經理陳漢麟則表示,項目很大機會於短期內再加推,最快於本周末開展次輪銷售。
另外,恆地(00012.HK)粉嶺北新發展區馬適路8號住宅項目「ONE INNOVALE」第一期「Archway」昨日(31日)首日收票。恆基物業代理營業(一)部總經理林達民指已收獲超過1,600票,較首張價單123伙超額逾12倍。他料項目最快今日(8月1日)推出第二價單,加推不少於123伙。
至於嘉里(00683.HK)旗下筆架山豪宅項目「緹山」,最新招標售出一個分層單位,實用面積1,760平方呎,為三套房間隔,連同一個車位以7,317.24萬元成交,呎價約41,575元。
二手方面,中原地產十大屋苑本周末錄得7宗成交,較上周錄13宗跌6宗或46.2%,新界區三大屋苑周末均未錄得成交,零成交屋苑錄得5個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,周末屯門新盤首輪全數沽清,盡吸各區上車客、換樓客及投資客。近期市場以新盤主導,屯門及粉嶺新盤均以低價出擊,令二手市場備受衝擊。個別二手業主願意減價讓步,有見樓市前景未明,沽貨的決心加大。
美聯周末二手十大屋苑錄得約7宗買賣成交,較上周末跌46.2%,重返單位數水平,並創四周新低。若按15大屋苑計算,周末兩天錄得約9宗買賣成交,按周跌35.7%。美聯物業住宅部行政總裁(港澳)布少明表示,屯門全新盤首輪銷售,市場反應熾熱,另一粉嶺的焦點盤日前亦開價,並以低市價推盤策略,在新盤市場連環推盤下,定必搶去部分二手的購買力,加上受到加息陰霾影響,部分買家入市態度趨向審慎。
而利嘉閣周末日十大指標屋苑累錄5宗二手成交個案,較再上周末的9宗按周減少4宗或44%,連續八周處個位數字徘徊,其中新界區3個指標屋苑均錄零成交。香港置業十大二手指標藍籌屋苑於周末兩日合共錄4宗成交,與上周末6宗比較,按周下跌逾三成,連續兩周維持不足雙位數水平。
