中原張競達:醫院道地皮成交價低於市場估值下限
西營盤醫院道內地段第8872號住宅地開標,地盤面積約為5,372平方呎,指定作私人住宅用途,最高可建樓面面積達42,978平方呎。
中原地產測量師張競達表示,醫院道地皮早前共收到11份標書,入標數目不少,是次成交價5.51億元,每方呎樓面地價約12,820元,價錢低於市場估值下限,對成交價感失望。近期市況疲弱,加上進入加息期,發展商出價亦偏向保守。地皮屬港島區罕有供應,面對東華醫院,單位景觀相對開揚,高層單位或可享海景。地皮規模較細,是新財政年度賣地表中最細面積的地皮,適合發展中小型單位。
