萊坊:零售銷售疲弱對整體商舖租金構成進一步壓力
萊坊發表最新《香港每月物業市場報告》,指出短期內香港零售業前景依然嚴峻,旅遊業停頓預期將繼續對本港零售市場造成嚴重影響,雖然政府推出電子消費券以刺激零售市道,但依賴訪港旅客的零售商戶仍面臨巨大挑戰,核心零售街舖的租金大幅下跌,預計零售租金將面臨進一步壓力。
寫字樓市場方面,報告指出,香港島整體甲級寫字樓租金今年上半年錄得0.7%的輕微跌幅,而在近期的租戶搬遷來看,尋求優化或升級寫字樓仍是九龍區的主要寫字樓租賃趨勢。
至於住宅市場,雖然銷售活動在6月份放緩,但仍有錄得創紀錄豪宅交易。展望未來,萊坊預期若出入境管制和其他防疫限制進一步放寬,預計外派員工和內地投資者的需求將回歸市場;憧憬隨著疫情放緩,香港經濟逐漸恢復正常,豪宅市場亦將復甦。
