《周末樓市》「凱柏峰II」首張價單超購4倍 二手交投續淡靜
由信和置業(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展的日出康城「凱柏峰II」,上周六(9日)公布首張價單,推出138伙,扣除最高16%折扣優惠,折實價由636.88萬元起至1,275.03萬元,折實平均呎價約18,378元。項目昨日(10日)起接受認購登記,首日錄近700張入票,超額逾4倍,預期將在短期內加推單位。
另外,佳寧娜(00126.HK)旗下佳寧娜地產與宏達控股合作的深水(土步)海壇街項目「佳悅」,周日首輪推售50伙,已售出當中20伙,套現逾8,458萬元。
至於恆地(00012.HK)啟德「THE HENLEY」,過去周末共錄6宗成交,呎價達32,230元。
二手市場方面,中原地產十大屋苑本周末錄得8宗成交,較上周末僅1宗成交升7倍,惟交投集中於新界區,中原十大屋苑中有7個屋苑「零成交」。
中原地產亞太區副主席兼住宅部總裁陳永傑解釋,主要由於前一個周末颱風「暹芭」吹襲,成交基數較低所致。他指出,市況現已回復正常,近期新盤持續主導樓市,二手交投低位徘徊多時,陸續有業主面對現實減價,新界中小型單位業主率先軟化減價。
美聯15大屋苑過去周末錄得9宗買賣成交,按周升3.5倍。美聯物業住宅部行政總裁(港澳)布少明表示,將軍澳新盤銷售再度報捷,反映市場購買力仍然強勁,只是因為新盤選擇多,購買力較集中於一手市場,令二手交投回落;但同時亦提升業主議價幅度,吸引部份買家出動尋寶,令二手睇樓量回升。
布少明相信,疫情反覆,中港通關未有期,目前內需支持樓市,一手主導的格局未變,二手未來的成交須視乎一手的開價及推盤步伐,以及業主的取態,如「有價講」,料二手交投有望回穩甚至上升。
