《本地樓市》颱風「暹芭」吹襲 長假期一二手成交淡靜
受颱風「暹芭」吹襲影響,剛過去「七一」連周末三日假期本港樓市交投淡靜,新盤成交不足20宗。其中長實(01113.HK)與新地(00016.HK)合作、原定過去周六(2日)次輪銷售的屯門「飛揚」第一期延至昨日(3日)推售,共售出約11伙。連同首輪銷售,項目累售約111伙。而恆地(00012.HK)奧運「利奧坊-壹隅」及中洲置業火炭「星凱-堤岸」亦錄個別成交。 另外,信和置業(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展之港鐵(00066.HK)日出康城第11B期住宅項目「凱柏峰I」四日兩度加推,最新推出第5張價單共80伙,實用面積由337至721平方呎,折實價介乎643.86萬元至1,300.48萬元,折實呎價17,768元至20,389元,折實均價18,838元。項目部署本周四(7日)次輪售238伙,已收近3,200票。 至於佳寧娜(00126.HK)旗下佳寧娜地產與宏達控股合作的深水(土步)海「佳悅」早前公布首張價單共50伙,已獲約100票,暫時超額認購約一倍。 過去三日長假二手成交同樣淡靜。中原地產十大屋苑本周末錄得1宗成交,較上周錄8宗大幅下跌87.5%,創39周新低,對上一次十大屋苑周末錄得一宗成交追溯至去年10月,同樣因八號風球關係而錄得一宗成交,「七一」三日假期則錄3宗成交。 美聯物業三日長假二手十大屋苑錄得約5宗買賣成交,至於按周六日(7月2日至3日)計算,則錄得2宗買賣成交,與上周末約9宗比較,按周跌77.8%。若按15大屋苑計算,長假三天錄買賣成交約7宗,周末兩日錄得2宗買賣成交,按周跌80%。 利嘉閣過去周末日十大指標屋苑累錄4宗二手成交個案,較上周末的6宗按周減少33%,創38周新低;而「七一」三日假期十大指標屋苑則合共錄得5宗買賣。香港置業十大二手指標藍籌屋苑三日假期合共錄4宗成交,單計周末兩日則錄3宗成交,與上周末6宗比較,按周下跌約50%,創近兩年新低。(ek/k) ~
