《本港樓市》「飛揚」沽近百伙 「凱柏峰I」周四售238伙 二手成交低位徘徊
本港剛過去周末(25日及26日)新盤成交約110宗,以長實集團(01113.HK)與新地(00016.HK)合作的屯門「飛揚」第一期佔大多數,該盤上周六(25日)首輪銷售138伙,周末兩日共售出96伙。發展商隨即加推第四張價單共52伙,實用面積由283至469平方呎,折實售價由483.2萬元至730.9萬元,折實呎價14,173元至17,438元。
另外,信置(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展的港鐵(00066.HK)日出康城第11B期住宅項目「凱柏峰I」,於過去周末接連加推兩張價單分別80伙及60伙,並公布首輪銷售安排,將於本周四(30日)開售238伙。發展商指項目已累收3,200票,超購逾12倍。
至於新地亦加快項目銷售部署。新地副董事總經理雷霆表示,集團第三季將推售「NOVO LAND」,並緊接推「Silicon Hill」第2A期及「Wetland Seasons Bay」第三期,共涉約1,800伙,而「瓏珀山 St Michel」及「Prince Central」亦有單位推售,相信未來日子或經常「三盤齊發」。
二手方面,中原地產十大屋苑本周末錄得8宗成交,較上周錄5宗回升60%,但零成交屋苑仍錄6個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日本港疫情反覆,加上美國加息沖擊下,買家入市心態較為猶豫,市場觀望氣氛濃厚,一手市場方面,周五至周日共錄得約180宗成交,搶去二手注意力,不過部份向隅客亦開始回流二手市場,只要業主肯讓步,亦能吸引買家入市。
美聯周末二手十大屋苑錄得約9宗買賣成交,與上周末同期約9宗相若,連續兩周末維持單位數水平。若按15大屋苑計算,周末兩天錄得約10宗買賣成交。美聯物業住宅部行政總裁(港澳)布少明表示,剛過去數天,發展商持續推盤,白石角及屯門新盤吸納不少購買力,而且正式收票的日出康城新盤低價搶灘,市場反應熱烈,並凍結市場資金,搶去不少二手客源。另外,由於美國加息及本港拆息上升,故香港亦有一定加息壓力,導致二手準買家入市傾向審慎,惟個別業主願意將議價空間擴闊,亦有助加快沽貨。
利嘉閣周末日十大指標屋苑累錄6宗二手成交個案,比對上周末僅多1宗,續於低位徘徊。香港置業十大二手指標藍籌屋苑於周末兩日合共錄最少6宗成交,與上周末持平。
