《週末樓市》新盤暢旺成交逾250宗 二手交投回落
本港新盤市場持續熾熱,剛過去週末(18日及19日)錄得超過250宗一手成交。其中新地(00016.HK)旗下大埔白石角「Silicon Hill」第一期上週六(18日)第三輪價單銷售110夥全數沽清,發展商加推58夥,折實售價由約384.8萬元起,折實平均尺價約18,147元,大部分爲原價加推,小部分加價約1%至2%。項目至今累計售出約488夥,佔全盤約85%,套現近39.5億元。 另外,恆地(00012.HK)紅磡「必嘉坊-曦匯」過去週末首輪銷售,兩日累售124夥。至於新地與長實集團(01113.HK)合作的屯門「飛揚」加推第二張價單共62夥,折實售價介乎427.4萬元至1,016.3萬元,折實平均尺價約15,418元。 二手方面,中原地產十大屋苑過去週末僅錄得5宗成交,按周再跌28.6%,成交量創15周新低,零成交屋苑多達5個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,市場近日充斥利淡因素,首先本港疫情再次反覆,每日確診數字重返千宗,其次是在美國加息衝擊下,買家買樓成本增加,市民需時消化消息,重建入市信心,令近日二手交投拉鋸。 美聯物業剛過去週末二手10大屋苑僅錄得約9宗買賣成交,較上週末同期約10宗減少約10%,回落至單位數水平,並創14個週末新低。若按15大屋苑計算,週末2天錄得約10宗買賣成交,按周跌16.7%。美聯物業住宅部行政總裁(港澳)布少明表示,6月發展商積極推售旗下新盤,紅磡及大埔新盤週末合共售出逾200多夥,反應熱烈,搶佔不少二手客源。 利嘉閣地產過去的週末日十大指標屋苑累錄5宗二手成交個案,較上週末的7宗按周減少29%,並創近15周最少。香港置業十大二手指標藍籌屋苑於週末兩日合共錄5宗成交,與上週末6宗比較,按周持平,徘徊低位。
