穆迪料11家受評香港地產商盈利復甦將推遲到2023年
穆迪發表報告指,由於今年上半年第五波新冠病毒疫情加劇了香港出行限制,其所評級的11家香港地產商盈利復甦,將推遲到2023年。
穆迪分析師預計,11家地產商的EBITDA總額將在各自的2022財年下降4%,原因是零售減免、零售和寫字樓續租租金減少,及物業發展收入下降,預計隨後將在2023財年實現5%增長。
穆迪在報告表示,11家受評公司的2022財年香港零售總租金收入將下降約7%,預計2022年香港零售額將與2021年持平;該機構預計疲弱的營商情緒將拖累寫字樓續租租金,料未來12-18個月,受評公司的香港寫字樓租金總收入將下降約3%。
該機構預計四家受評香港地產商在2022年的整體合同銷售額下降15%-20%,預料地產商槓桿將增加,但大多數公司有足夠的財務緩衝。
