郭思治: 傳統經濟股跑輸大市 恆地(00012.HK)「必嘉坊-曦匯」升值潛力佳

香港股票分析師協會副主席郭思治稱,自踏進6月份後,在新經濟股大幅反彈帶動下,大市承接5月底之升勢再進一步做好,直到執筆一刻止計,本月大市之形態初呈先低而後高,恆指先由2日之低位20,884點升至9日之高位22,142點,即在短短五個交易日內,累積之升幅已達1,258點,但由於美股周來大幅急挫,影響所及,港股當不能獨善其身,在沽壓湧現下,大市已急步回落,由於恆指已跌穿20,884點,故本月大市之形態已扭轉成先高而後低。 在本月上旬之升勢中,傳統經濟股之表現只屬一般,惟從基本因素及估值看,技術上確頗有落後感,恆基地產(00012.HK)便是其中一隻頗落後於大市之本港主要地產發展股,以目前約11倍市盈率及有達6厘股息計,估值不高之餘,亦具中線投資之價值,只是市場之焦點全放在新經濟股及內需股身上,故傳統經濟股目前之表現便續跑輸大市。 恆基兆業傾力精心策劃的重磅巨作-紅磡大型商住重建發展項目「必嘉坊-曦匯」於上周五(10日)公布首張68個單位的價單,以小型單位為主,包括20伙開放式及40伙1房及8伙兩房,面積由202至362平方呎,價單定價由491.4萬元至913萬元,呎價介乎24,191元至26,356元,計及最高折扣,首批折實售價由466.83萬元至867.35萬元,以市區新樓盤計,售價實不算貴。 論樓盤質素,必嘉坊坐落於紅磡站、何文田站及黃埔站的「鐵三角」中央地段,交通便利,集商、住、購物設施於一身。為保留區內人情味,恆地在規劃藍圖上除興建基座商場,亦發展一條長達一公里的步行街,以Young Elegant、 Vibrant & Local Culture為主題,打造年輕活力、具香港本土文化特色的地標。自上周五開價後,必喜坊首日便錄得逾3,000人次參觀,項目首兩天便累收逾800票,以首兩張價單共136伙計,超額認購已近5倍,而且搶購的勢頭仍然持續。發展商及後公布加推,並輕微加價約1至1.5%,未來有上調空間。「必嘉坊-曦匯」乃紅磡大型商住項目,恆地欲打造成未來的藍籌屋苑,升值潛力頗強,加上單位訂價不高,與啟德一手貨尾相比有約15%折讓,相信定可吸引大批上車客入市。 (筆者為證監會持牌人)~
