《本地樓市》美聯:整體甲級商廈空置率最新達9.8% 創近7個月新高
美聯工商舖資料研究部發表報告顯示,商廈市場復甦步伐緩慢,5月份租務成交量未呈上升,由五個月高位回落,而整體甲級商廈空置率連續三個月錄得上升,最新達9.8%,創近7個月新高。另外東九龍甲廈空置率在5月達15.2%。
報告指,上月各區指標甲廈整體平均呎價按月下跌2%,平均呎租按月下跌0.5%;其中中環甲廈上月平均呎價按月下跌10.7%,平均呎租按月上升。
美聯工商舖營運總監兼商業部董事翁鴻祥表示,雖然第五波疫情減退,但企業對承租寫字樓的態度仍然審慎,空置率仍偏高,令租售價持續受壓,近日疫情似有反彈跡象,加上通關前景未明朗,相信寫字樓市場在短期內仍然難以快速反彈復甦。
該行表示,市場上即將有全新甲級商廈落成及啟用,包括新世界發展(00017.HK)旗下的航天城項目11 SKIES及長沙灣荔枝角道888號南商金融創新中心,近日有全新商廈項目開售,如灣仔新盤Novo Jaffe,這些因素都有利帶動寫字樓交投,不過目前寫字樓需求仍較弱,相信寫字樓市場會供過於求,對空置率及租金會構成一定壓力。
