《周末樓市》「Silicon Hill」次輪沽清 「必嘉坊-曦匯」加推68伙 二手成交回落
剛過去周末(11日及12日)本港新盤市場繼續熾熱,一手成交錄得約208宗成交,其中以新地(00016.HK)旗下白石角住宅項目「Silicon Hill」第一期佔最多,達191宗。該盤上周六(11日)次輪推售,價單發售190伙全數沽清。 發展商隨即加推第五張價單共80伙,面積由285至578平方呎,提供最高17.5%折扣,折實售價介乎540.44萬元至1,044.62萬元,呎價16,234元至20,168元,折實平均呎價17,641元,屬原價加推。新價單以定價計市值逾7.3億元。項目預期將第三輪銷售安排,料本周六(18日)再推售新一批單位。 新地副董事總經理雷霆表示,集團將安排「Silicon Hill」第2A期於下季推出市場,7月及8月將分別推出屯門兆康「NOVO LAND」第1A期,以及天水圍「Wetland Seasons Bay」第三期。 另外,恆地(00012.HK)旗下紅磡「必嘉坊-曦匯」加推第二張價單共68伙,面積由202至362平方呎,維持最高5%折扣,折實售價由496.66萬元至890.05萬元,折實呎價22,963元至25,109元,折實平均呎價23,963元,輕微加1%至1.5%。項目至今累收約800票,以首兩張價單共136伙計算,超額認購近5倍,發展商預期很大機會於本周六(18日)首輪銷售。 二手方面,中原地產十大屋苑本周末錄得7宗成交,按周急跌9宗或56.3%,成交量創14周新低,零成交屋苑上升至5個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,大埔白石角「Silicon Hill」開售成市場焦點,搶去不少二手客源。九龍區亦有多個新盤醞釀推售,凍結各區二手購買力。 美聯物業剛過去周末二手十大屋苑僅錄得約10宗買賣成交,較上周末同期約16宗減少約37.5%,雖為13個周末新低,但仍保持雙位數水平。若按15大屋苑計算,周末兩天錄得約12宗買賣成交,按周跌29.4%。美聯物業住宅部行政總裁(港澳)布少明表示,隨著本港經濟逐步回復,發展商積極推售旗下新盤,本月新盤市場火熱,並將進一步搶佔二手客源,加上普遍二手業主叫價態度轉強硬,導致不少購買力流向新盤。 利嘉閣地產總裁廖偉強表示,接連多個新盤推出應市,盡吸市場焦點,加上部分買家觀望美國聯儲局即將舉行的議息會議,市場情緒較為謹慎,拖累二手屋苑周末成交。利嘉閣過去的周末日十大指標屋苑累錄7宗二手成交個案,較上周末的13宗按周急挫46%,並創近14周最少。 至於香港置業十大二手指標藍籌屋苑於周末兩日合共錄6宗成交,與上周末11宗比較,按周減少四成半,並跌穿雙位數水平。本周末十大指標屋苑中有4個屋苑均錄得成交。
