光大證券(06178.HK)料本港今年樓價升幅有限
光大證券(06178.HK)國際董事兼產品開發及零售研究部主管陳政生表示,本港樓市在2009年至2021年期間,中原城市領先指數(CCL)的升幅錄得3.5倍,但單看在2018年至2021年CCL則僅升10%,形容過去數年本港樓價升幅處於一個平穩狀態。 他指,今年首季私樓成交宗數為1萬宗,較去年同期的1.7萬宗,下跌約40%,今年首五個月一手及二手樓成交宗數約2萬宗,按此推算,料今年全年私樓成交宗數約5萬宗,或回到十前年水平;他表示,考慮到美國加息步伐、本港樓價過去數年升幅放緩以及今年成交宗數縮窄,認為本港今年樓價升幅有限,甚至過去12年一直上升的走勢或「斷纜」。
