《本港樓市》發展商加快推盤步伐 「柏瓏I」明日次輪銷售327夥
第五波疫情退卻,本港樓市一二手市場交投持續轉旺,剛過去「五一」週末長假期,新盤成交約爲70宗,其中55夥來自恆地(00012.HK)奧運項目「利奧坊·壹隅」首輪銷售。項目亦再加推18夥於本週四(5日)發售,折實價由約662.04萬元至805.2萬元,折實尺價23,303元至25,579元。
市況好轉發展商加快推盤步伐,由信置(00083.HK)、嘉華(00173.HK)及中海外(00688.HK)合作發展之港鐵(00066.HK)錦上路站項目第1A期「柏瓏 I」上週五(4月29日)首輪銷售即日沽清388夥,發展商周末加推兩張新價單,涉項目餘下327夥,安排於明日(4日)發售,有關單位折實價由645.03萬元至1,490.66萬元,折實尺價介乎17,218至20,915元。
第二輪銷售將於今日(3日)截票,截至昨日(2日)下午8時,累收逾6,300票,超購逾18倍。信置營業部集團聯席董事田兆源表示,項目第1B期「柏瓏II」已獲批預售樓花同意書。
另外,恆地啓德「The Henley II」將於今日首輪銷售98夥,項目昨晚截收約440票。至於同系旺角「利奧坊·壹隅」早前已上載銷售安排,加推18夥於本週四發售,面積264至328方尺,折實價662.04萬元至805.2萬元,折實尺價23,303元至25,579元。
二手方面,中原地產十大屋苑週末錄得15宗成交,較上週末17宗,下跌11.8%,但成交量仍是連續7個週末達雙位數水平,三日五一假期內十大屋苑共錄約18宗成交,總結4月,十大屋苑共錄約321宗成交,較3月升23.9%,成交量創去年7月錄330宗以來9個月新高。
美聯物業分行統計,五一勞動節三日長假(4月30至5月2日)10大藍籌屋苑合共錄得約24宗買賣成交,而剛過去的週末(4月30日至5月1日)10大藍籌屋苑合共錄得約21宗買賣成交,按周無升跌,已經連續七週維持20宗以上水平。若按15大屋苑計算,三天長假錄約29宗成交,週末2天共錄得約26宗買賣成交,較上週末增加1宗或升約4%。
至於利嘉閣過去的週末日十大指標屋苑累錄9宗二手成交個案,與上週末的17宗按周減少47%;勞動節三日假期十大指標屋苑則合共錄得13宗買賣。而香港置業十大二手指標藍籌屋苑於過去三日長假期共錄19宗成交;單計週末兩日則錄得約18宗成交,較上週末的14宗上升28%,連續七週末錄得雙位數水平。(ek/u)
