辰興發展(02286.HK)2021年淨利7872.3萬元 同比減少61.92%
格隆匯3月31日丨辰興發展(02286.HK)公吿，截至2021年12月31日止年度的年度業績，集團實現收入約人民幣15.69億元，較去年同期增加約29.9%；集團已簽約銷售額約人民幣6.56億元及已簽約建築面積約74,043平方米，較去年同期分別減少約28.9%及減少約46.1%；公司權益持有人持有應占淨利潤約人民幣7872.3萬元，同比減少61.92%；報吿期內公司的每股基本盈利約人民幣0.13元；及董事會已決議不宣派截至2021年12月31日止年度的末期股息。
2021年，中國房地產行業調控政策力度加深，仍然堅定不移的以"房住不炒"為總基調，同時加快建立多主體供給、多管道保障、租購併舉的住房制度。房地產市場以實現"穩地價、穩房價、穩預期"為目標。2021年，房地產行業整體表現為先揚後抑的發展趨勢。
一方面，上半年土地供地機制發生轉變，土地集中供地政策影響土地市場的供應，房地產企業新開工的面積減少，竣工面積增速加快；另一方面，企業銷售面積和銷售規模保持往年熱度，上半年整體增速較快。
2021年下半年，受到新型冠狀病毒疫情的影響，行業政策收緊趨勢更加顯著，同時由於國內部分規模房地產企業爆發流動性危機，導致房地產行業陷入低潮，消費者對房地產市場預期降低，同時二手房市場的活躍以及二手房價格加深市場的觀望情緒，企業銷售增速放緩，市場降温明顯。而在不同地區提出商品房預售資金監管制度、價格限漲政策等也使得多數房地產企業銷售壓力、短期資金壓力較大，企業整體發展增速放緩。
2022年，公司將順應房地產行業和市場的變化，整體戰略以謹慎經營、防範風險為主，並積極適應新的政策與市場環境。一方面，將回歸企業產品，重點關注產品設計、加強產品力打造，在市場競爭中保持發展優勢，尋找發展空間和機會。另一方面，將繼續積極行銷、促進銷售去化及資金回籠，增強企業自身的抗風險能力。同時，堅持房地產主業，實行精細化管理，"降本增效"向管理要效益，緩解流動性壓力，實現本公司穩健、高質量發展。
