格隆匯3月31日丨辰興發展(02286.HK)公吿,截至2021年12月31日止年度的年度業績,集團實現收入約人民幣15.69億元,較去年同期增加約29.9%;集團已簽約銷售額約人民幣6.56億元及已簽約建築面積約74,043平方米,較去年同期分別減少約28.9%及減少約46.1%;公司權益持有人持有應占淨利潤約人民幣7872.3萬元,同比減少61.92%報吿期內公司的每股基本盈利約人民幣0.13元;及董事會已決議不宣派截至2021年12月31日止年度的末期股息。

2021年,中國房地產行業調控政策力度加深,仍然堅定不移的以"房住不炒"為總基調,同時加快建立多主體供給、多管道保障、租購併舉的住房制度。房地產市場以實現"穩地價、穩房價、穩預期"為目標。2021年,房地產行業整體表現為先揚後抑的發展趨勢。

一方面,上半年土地供地機制發生轉變,土地集中供地政策影響土地市場的供應,房地產企業新開工的面積減少,竣工面積增速加快;另一方面,企業銷售面積和銷售規模保持往年熱度,上半年整體增速較快。

2021年下半年,受到新型冠狀病毒疫情的影響,行業政策收緊趨勢更加顯著,同時由於國內部分規模房地產企業爆發流動性危機,導致房地產行業陷入低潮,消費者對房地產市場預期降低,同時二手房市場的活躍以及二手房價格加深市場的觀望情緒,企業銷售增速放緩,市場降温明顯。而在不同地區提出商品房預售資金監管制度、價格限漲政策等也使得多數房地產企業銷售壓力、短期資金壓力較大,企業整體發展增速放緩。

2022年,公司將順應房地產行業和市場的變化,整體戰略以謹慎經營、防範風險為主,並積極適應新的政策與市場環境。一方面,將回歸企業產品,重點關注產品設計、加強產品力打造,在市場競爭中保持發展優勢,尋找發展空間和機會。另一方面,將繼續積極行銷、促進銷售去化及資金回籠,增強企業自身的抗風險能力。同時,堅持房地產主業,實行精細化管理,"降本增效"向管理要效益,緩解流動性壓力,實現本公司穩健、高質量發展。
