中原:樓市已明顯轉向 小陽春已成雛型
差餉物業估價署最新公佈2月份樓價指數382.1,按月跌2.08%,連跌五個月,並創一年新低,抵銷過去一年樓價升幅。2月租金指數則結束四連跌,2月報181.9,按月升0.5%,按年升3.3%。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,2月份差估署樓價指數反映農曆新年傳統淡季市況,當時亦正是第五波疫情醞釀期,成交低迷,樓價亦應聲下跌。3月份爲香港疫情高峯期,收緊社交措施,物業市場及經濟活動幾近停頓,陳永傑料下月公佈的3月份樓價指數會進一步下調。
惟他補充,自特首公佈暫緩全民強檢,及於4月20日放寬限聚令後,市面逐漸恢復人流,近日各區反映,睇樓量亦逐步回覆第五波疫情前水平,部分甚至有排隊睇樓現象,業主亦開始收窄議價空間,他相信「疫情價」將消失。下月放寬社交距離,相信一手新盤將蜂擁推出,發展商爲促銷,首批單位或會以吸引價推售,相信可進一步刺激一、二手成交量。以成交量升幅推算,幾可肯定小陽春已初步形成。有意入市買家不宜以2月份樓價指數作爲入市指標。
租金指數結束四連跌,陳永傑指,租金反映市場實質住屋需求,於疫情下,市民追求較大居住空間,衍生了新增的租住需求,令2月份租金因而錄得升幅。
