普縉集團料東涌第57區商業用地估值約48億元 尺價3,800元
普縉助理總監(專業產業諮詢及估值)李雋傑表示,將於週五(25日)截標的新界東涌第57區地盤商業用地,位於東涌新市鎮擴展填海範圍,鄰近迎東村,該用地曾於2020年9月公開招標,並因投標價低於政府底價而被取消,預計是次地盤每平方尺樓面地價可達3,800元,估值約48億元。
他指出,是次政府於招標條款內對辦公室和商場的面積比例作出調整,並容許地皮作數據中心用途,但地皮處於東涌新填海範圍,在基建配套尚未充分落實的情況下,要與東涌其他商業樓面競爭,加上現時疫情下商業市道大受打擊,投資風險自然增加。在經濟及疫情未明朗的情況之下,政府底價與發展商出價可能出現較大落差,有機會令地皮再一次流標。
