互聯網的巨幅波動可以説吿一斷落了,流動性的問題也在解決,後面主要就是沿着基本面的去做些選擇。互聯網的黃金時代過去了,後面要精挑細選,一些估值方面可能都會發生改變。

再説下地產,今天地產算是爆炸了。

北上資金全天淨買入53.65億元,結束連續8日淨賣出態勢。

申萬房地產+4.14%,領漲各行業。港股內房股+14.81%,融創中國收+59.03%。

消息面上,國務院金融委表示,要及時研究和提出有力有效的防範化解風險應對方案,提出向新發展模式轉型的配套措施;銀保監會表示,鼓勵機構穩妥有序開展併購貸款,重點支持優質房企兼併收購困難房企優質項目;財政部表示,今年內不具備擴大房地產税改革試點城市的條件。今天還有四大AMC項目進度突然提速。

從政策表態上來,此次金融委在一個更高層級上表示對防範風險的重視,但房住不炒下,還是在託而不舉的狀態,而現今的政策調整也是符合三穩要求的。接下來就是看需求給不給力了。

而具體體現出來的,傳言融創找上面求助,傳言20融創01的大户又重新同意不行權,債券大逆轉。在這個時候,具有代表性的意義。

後面,市場還是需要銷售回暖並在此期間債務正常償還才會對行業重塑信心。2021年房地產銷售金額及面積均創歷史新高,在城鎮化進入尾聲及今年宏觀經濟預期轉弱背景下,行業下滑到哪,市場是存疑的,哪怕有政策託底。

再看下土拍市場。昨天福州市完成了2022年首批集中供地,總體來看,2幅地塊觸頂搖號、2幅溢價成交、8幅底價成交,起價合計約42億(佔當天總起拍價的25.7%)的倉山東昇舊廠房、霞鏡新城2宗地塊流拍。福州在備案價上浮方面提振開發商預期,規定住宅項目底價成交的,商品房備案均價原則按照商品房銷售指導價確定。出讓價款每增加1%,備案均價按商品房銷售指導價上浮0.3%確定,最高上浮幅度不得超過4.5%。

今天上午合肥11宗地塊全部競拍完畢,均達封頂價,進入競品質階段,總出讓面積49.21萬平方米,總成交價為105.43億元。與福州相比,倒是另一番景象。此次土拍除新調整的房企開發資質評分標準外,其他多方面也儘可能提高房企拿地積極性:多數地塊都取消了配建保障性租賃住房的要求,沒取消的配建比例也有所降低,多數地塊只要求代建幼兒園、道路、公共綠地等;部分地塊容積率提高。
