越秀地產(00123.HK)公佈年度業績 核心淨利潤升至41.5億元 三道紅線全部綠檔
格隆匯3月10日丨越秀地產(00123.HK)發佈公吿,2021年全年,公司營業收入約為人民幣573.8億元,同比上升24.1%;核心淨利潤上升約為人民幣41.5億元,同比上升3.2%。董事會建議宣派2021年末期股息每股0.328港元,連同中期股息,全年派息每股0.654港元,按港元計算全年每股派息同比上升9.0%。
年內累計合同銷售(連同合營及聯營公司項目的合同銷售)金額約為人民幣1,151.5億元,同比上升20.2%,完成全年合同銷售目標人民幣1,122億元約102.6%。年內在大灣區實現合同銷售金額約為人民幣713.7億元,同比上升12.1%。
年內新進入北京、上海、寧波、東莞、南通、西安、畢節、郴州8個城市,於18個城市新增37幅土地,總建築面積約為918萬平方米。截至12月31日,總土地儲備達到約2,711萬平方米,其中1,491萬平方米位於大灣區,佔比約為55.0%。
年內新增廣州星航(廣州黃埔廟頭)一個TOD項目,總建築面積約21萬平方米。集團TOD項目總土地儲備約376萬平方米。年內TOD項目實現合同銷售約人民幣178.7億元,同比上升5.1%。
截至12月31日,集團“三道紅線”均保持綠檔達標,財務健康穩健。債務結構持續優化,融資渠道多元,境外成功發行6.5億5年期和1.5億10年期美元債,票面利率分別為2.8%和3.8%;境內成功發行人民幣60億元公司債券,平均票面利率為3.29%。2021年平均借貸年利率為4.26%,同比下降36個基點。
公司表示,因應調控政策的加碼和市場變化帶來的流動性風險,集團將持續加強銷售回款、負債管理和經營性現金流的管理。加強境內外資金的統籌,提高資金的運用效率,保持三道紅線綠檔達標。充分利用境內外多元化融資渠道優勢,保持較低合理的融資成本。同時,持續優化負債結構、保持合理水準的融資規模,積極管控匯率波動風險。持續完善經營、財務風險監控體系,做好動態的風險預警和防範。繼續保持穆迪和惠譽的投資級信用評級。
