九倉置業(01997.HK)吳天海稱上半年零售市道不容樂觀 已提供合理水平租金寬減
九龍倉置業(01997.HK)主席吳天海在全年業績記者會上表示,受第五波疫情影響,相信今年上半年零售市道表現不是很好,情況不容樂觀,市面人流及車流大減,集團業務亦不能倖免受到影響。他認爲今年市場前景非常不明朗,全年零售市道需視乎疫情何時有改善、疫情過後經濟恢復速度及中港通關時間等因素。
他提到,商場業務一般每年有約三分之一租約到期,過去兩年因租務市場動盪,部分租約或少於三年,所以今年需續租租約或稍多於三分之一。由於近兩月第五波疫情爆發,部分租戶對續租商談持觀望態度,但暫時未構成大壓力。而早前結業的鑽石山荷裏活廣場百老匯戲院已覓得新租客,將有另一本港主要營運商繼續經營戲院。
吳天海指,集團與租戶爲合作夥伴,過去兩年疫情期間都有提供若幹租金減免,對上一次是於去年年初時進行,其後因疫情平穩及商戶生意好轉,集團便取消了減免措施,改爲將資金投放於推廣。今年爆發新一輪疫情後,集團已帶頭向租戶提供若幹合理水平寬減,早前已進行第二輪相關措施,會持續留意未來市場情況,期望與商戶共渡時艱。
對於政府計劃立法禁止業主向租客追租最少三個月,他稱目前政府未有政策詳情,地建會較早時已代表會員表達意見,由於未有實際條文,目前未能評估相關影響及造成的衝擊,但相信集團中小企租戶的比例不高。
寫字樓業務方面,吳氏指市場供求已失衡兩至三年,空置率高令租金承壓,目前除中環外,其他地區的甲廈平均空置率都超過10%,相信除非經濟快速復原,否則寫字樓租金與商鋪一定都會有壓力。雖然情況是較難應付,但集團現金流穩定,去年更減債45億元,在更艱難環境及利息上升時預期可較易控制情況。
