《本地樓市》經絡研究:2月現樓按揭宗數按月大減57.3%
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,今年2月現樓按揭宗數爲5,579宗,按月大減57.3%,宗數創21個月後新低。該月的樓花按揭宗數爲612宗,按月只減少3宗。
對比去年同期,今年2月現樓按揭宗數按年減少9.7%;今年首兩個月的現樓按揭宗數爲18,633宗,按年增加22.4%,同時亦創11年的同期新高。今年2月按年增加1.1倍;今年首兩個月的樓花按揭宗數爲1,227宗,按年增長57.5%,亦創2年的同期新高。
現樓銀行市佔率方面,中銀香港(02388.HK)連續7個月排首位,市佔率爲23.3%;匯豐銀行以市佔率16.7%排名第二;而恆生銀行(00011.HK)以市佔率達13.2%排名第三;渣打銀行排名第四,市佔率達9%。工銀(亞洲)排名由上月排名第九躍升至第五,市佔率達4.3%。
樓花方面,匯豐銀行連續3個月排名首位,市佔率19.1%;恆生銀行排名第二,市佔率18%;中銀香港排第三,市佔率16.7%;而東亞銀行(00023.HK)排第四,市佔率達10.3%;渣打銀行市佔率達9.6%,排名第五。
四大銀行及中小型銀行市佔率的差距收窄,今年2月四大銀行現樓市佔率由上月74.1%下跌至62.2%,而中小型銀行市佔率則由上月25.9%上升至37.8%,創兩年新高。
