新世界(00017.HK)鄭志剛料疫情退卻後下半年樓價將升5%以上 預留200億元買地
新世界發展(00017.HK)執行副主席兼行政總裁鄭志剛在中期業績記者會上表示,受累第五波疫情等不明朗因素影響,本港樓市今年上半年成交料會減少,不過樓市在過去兩年疫情期間表現一直平穩,去年樓價仍有3.3%升幅,相信市場剛性需求強勁,加息的影響亦是心理多於實際,預期疫情退卻後需求將能夠刺激市場,估計樓價下半年會有約5%至10%升幅。 他指,集團今年將有三個啟德合作住宅項目推出,涉約3,300伙,其後也會推出港鐵(00066.HK)黃竹坑站第五期住宅項目,會因應市場變化逐步將項目推出,預期不會被疫情打亂部署,維持2022財年本港物業銷售目標100億元不變。 鄭志剛又提到,內地監管當局對發展商推出三條紅線政策後,部分發展商面臨財政壓力,但集團的機會反而增多,更容易獲得平價及毛利高的項目,今財年內地物業銷售目標也保持200億元人民幣。 他稱集團會繼續出售非核心資產套現資金,現時集團手頭現金及可動用資金達1,000億元,會預留200億元買地。
