《藍籌業績》新世界(00017.HK)半年基本溢利升4.8%至39億元 中期息維持56仙
新世界發展(00017.HK)公布截至去年12月底止中期業績,營業額355.73億元,按年基本持平。基本溢利38.99億元,按年升4.8%。純利14.3億元,按年升41.2%;每股盈利0.57元。派中期息56仙,按年持平。 期內,集團於香港物業發展收入包括合作發展項目為7.67億元及分部業績為5.42億元。香港應佔物業合同銷售為約38.8億元。於去年12月底,集團在香港的待售住宅單位合共230個。其中,由集團銷售團隊主理的項目住宅單位佔200個。 於去年12月底,香港未入賬之應佔物業合約銷售收入當中,60.13億元將於2022財政年度下半年入賬,248.09億元將於2023財政年度入賬。預計2022財政年度下半年入賬的主要項目為長沙灣荔枝角道888號甲級寫字樓項目,預計2023財政年度入賬的主要項目為柏傲莊一及二期。集團香港物業投資收入為14.97億元及分部業績為11.06億元,分別按年升4%及33.6%。 截至去年底,集團在香港持有應佔總樓面面積約977萬平方呎之土地儲備可作即時發展,其中物業發展應佔總樓面面積約488萬平方呎。於新界持有合共約1,627萬平方呎待更改用途之應佔農地土地面積,其中約九成位於「北部都會區」範圍。 至於集團中國內地物業發展收入包括合作發展項目為85.8億元及分部業績為57.05億元。於內地整體物業合同銷售金額為約93.4億元人民幣。 展望今年,在香港物業投資方面,儘管市場成交量在2021年下半年有所增加,惟因陸續有租戶搬離傳統商業區,預計2022年上半年整體寫字樓市場租金水平仍受壓。
