大家好,今天盤中,騰訊跳水。
關於跳水原因,有説遊戲審核力度繼續加碼的,有説要清查一些股權關係的,很多陳年舊事都拿了出來,不過基本上已經被逐一闢謠了。
只能説現在互聯網行業,是PTSD(創傷後應激障礙)了,今天甚至有可能只是某資金突然賣出導致的迫害妄想+連環踩踏。不過説回來,下個月初就兩會了,今年兩會的一項重要內容,是審查、討論“十四五”規劃和2035年遠景目標綱要(草案)。綱要是指導今後5年及15年國民經濟和社會發展的綱領性文件。可能會涉及“FLD”“共同FY”等重要話題。所以互聯網既然都躺平了,乾脆多躺一會兒吧,先看看怎麼説吧。
地產方面,2月21日起,四大行同步下調廣州地區房貸利率。其中,首套房利率從此前的LPR+100BP(5.6%)下調至LPR+80BP(5.4%),LPR+120BP(5.8%)下調至LPR+100BP(5.6%)。一名國有大行個貸部負責人表示,與去年同期市場需求旺盛、房貸額度緊張不同,今年開年以來,房地產成交較淡、銀行房貸額度寬裕,未來一段時間房貸仍有持續下行空間。
另有媒體從佛山多位中介處獲悉,近期非限購區域部分樓盤首付降低為2成。“限購區域對首付審核比較嚴格,不限購區域需要增加成交量,所以有相應開發商降低首付至2成。”從蘇州地區多家銀行了解到,該地區首套房貸款利率已最低降為4.8%。同時,另有多家銀行將首套房貸利率再降0.05個百分點至4.9%。但該地區銀行首套房貸首付比例仍為3成,較此前暫未有所調整。
在菏澤、重慶、贛州銀行將首套房貸首付比例降至20%後,在廣州這樣的一線城市,也出現了按揭利率下調的現象。從幅度上來看,廣州此次下調20BP,可以説是誠意滿滿。但從絕對水平上來看,廣州因去年上半年多次上調,仍處於較高位置。需求側屬於地方政府因城施策的範疇,而且正加快從低能級城市向高能級城市過渡。如果説一個地方放鬆無法穩住房企銷售下滑趨勢,那就多幾個城市,這樣積少成多,終究能達到目的,中間只是政策的力度和節奏問題。
對於房地產板塊來説,單靠估值修復可能就會有一波不錯的行情。隨着需求側政策發力,尤其是按揭貸款額度充裕和利率下行,預計銷售情況有望見底回穩,房地產景氣指標有望回升,房地產行業迴歸正常是值得期待的。
最後説下今天的重要題材概念,東數西算,情緒在上週五漲停潮的基礎上繼續加強,計算機和通信板塊在申萬行業漲幅排名裏面名列前茅。

從細分概念上看,主要分支為算力概念和數據中心,但其實具體到個股業務來看,都是一個很混合業態的模樣。

目前漲停的個股還沒有很強的共性,“東數西算”概念股依舊屬於情緒溢價特別高的階段,即個股的短線強度或優先於基本面。與此相反的是,在以後“東數西算”概念退潮且調整一段時間後,若能展開反彈行情,預計那時的個股基本面的優先級會提高,到時候再看吧,現階段看圖炒就行,別管基本面,記得該跑的時候跑的快就行了,比如漲停數量開始減少了,那幾個連板的開板了之類的。
