港置料今年樓價先回後升 受累疫情首季或下跌最多5%

香港置業營運總監及九龍區董事馬泰陽在記者會上表示,受第五波疫情影響,發展商近期放慢推新盤步伐,樓價下跌超過1%,二手亦因睇樓困難影響入市氣氛。 不過,他指本港樓市剛性需求仍然強勁,市場有承接能力,相信待疫情緩和後樓價便會回升。他預期今年樓市表現會「先苦後甜」,樓價料先回後升,估計首季樓價最多下跌5%,新盤成交約2,200宗,二手註冊量則介乎1萬至1.2萬宗。 另外,香港置業研究部董事王品弟提到,港置早前訪問了約400名市民對樓市的看法,54.7%受訪者考慮在未來一年入市,比例創近十六年新高;43%受訪者預算購買樓齡十年以下的物業,爲近四年高位,主因新樓配套較好等原因。他又稱,雖然美聯儲預告將加息,但相信本港今年未有逼切性跟隨上調。
