經絡:1月現樓按揭按月增逾四成 創十年半新高
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2022年1月份現樓按揭宗數為13,054宗,較去年12月份的9,082宗增3,972宗或43.7%,宗數更是自2011年5月後,即逾10年半後新高。而該月的樓花按揭宗數為615宗,較去年12月份的501宗增114宗或22.8%,創七個月後的新高。
對比去年同期,今年1月份現樓按揭宗數比去年同期的9,050宗大增4,004宗或44.2%,同時亦創11年的同期新高;今年1月樓花按揭宗數比2021年同期的488宗增加127宗或26%,創兩年的同期新高。
經絡按揭轉介首席副總裁曹德明表示,今年開始按揭宗數錄得非常不俗的表現,相信是由於近月二手市場議價空間增大,以及部分一手現樓陸續上會。近月二手樓價雖有輕微回調的跡象,但亦令樓市交投數量有所增加,使現樓按揭宗數創逾10年半的新高。而樓花按揭方面,去年第四季的一手供應維持穩定的水平,加上樓花按揭比現樓按揭較為滯後,因此1月份樓花按揭宗數有所上升。不過,由於其後節日較多,加上受到第五波疫情影響,相信未來一兩個月按揭宗數將見回落。
現樓銀行市佔率方面,中銀香港(02388.HK)連續六個月排第一,市佔率達到30.7%;匯豐銀行以市佔率17%排名第二;而恆生銀行(00011.HK)以市佔率達16.8%排名第三;渣打銀行排名第四,市佔率達9.7%;花旗銀行排名第五,市佔率達3.6%。
