綠城管理(09979.HK)2021年新拓項目代建費同比增22.3%,擁抱共同富裕將迎新機遇

今年整個房地產行業出現了跟以往很不一樣的現象,很多房企因流動性危機頻繁暴雷。未來很長一段時間內,受到融資成本提高對效益水平的影響,房企“去槓桿”的動作將繼續維持。為求生存和發展,房企必須探尋新的開發模式。投資開發相分離的必然趨勢下,與此高度契合的代建模式則有望迎來新的風口。

作為“中國代建第一股”,綠城管理(09979.HK)日前發佈公吿,公司業務增長的同時取得了新的突破。截至20211231日,集團代建項目的管理合約總建築面積達8468萬平方米,較去年增長約11.3%;在建面積達4404萬平方米,較去年增長約8.7%2021年度集團新拓代建項目的合約總建築面積達2278萬平方米,較去年增長約21.9%;新拓代建項目代建費預估71.1億人民幣,較去年增長約22.3%。亮眼的數據是綠城管理領先的業務規模、競爭優勢疊加行業前景的顯現。

放眼國外,房地產開發分工是很細緻明確的,開發商本身是一個投資商,建設、銷售、招商等各個環節都會由專業團隊進行運營這種方式的優勢在於,無論是成本控制還是產品質量都會比開發商一手包攬更具競爭力當下,地方國企拿地激增,政府服務外延擴展,來自金融機構的不良資產處置市場巨大,代建業務的優勢獲得了前所未有的關注。
