中原:CRI_Mass回報率見底回升 九龍區升幅最大
中原地產研究指出,去年11月份CRI_Mass回報率報2.51%,較7月份2.43%的歷史低位累升0.07個百分點。九龍區升幅最大,九龍區CRI_Mass回報率報2.54%,較7月升0.10個百分點。新界西CRI_Mass回報率報2.57%,較7月升0.07個百分點。港島區CRI_Mass回報率和新界東CRI_Mass回報率分別報2.37%和2.57%,較7月升0.06和0.05個百分點。
該行高級聯席董事黃良升表示,去年7月份CRI_Mass回報率創歷史新低,但其後屋苑租金續漸上升,樓價卻持續回軟,令租金回報率回升。當中,九龍區租金回報率帶頭上揚,11月份匯景花園、新都城、黃埔花園和維港灣的租金回報率分別報2.59%、2.63%、2.86%和2.29%,較7月份升0.17、0.12、0.08和0.04個百分點。
新界西方面,11月份爵悅庭、嘉湖山莊、瓏門和尚悅的租金回報率分別報2.60%、2.55%、2.22%和2.40%,較7月份升0.12、0.09、0.06和0.05個百分點。
港島區方面,11月份杏花村、囍匯和太古城的租金回報率分別報2.58%、2.36%和2.22%,較7月份升0.14、0.07和0.06個百分點。相反,深灣軒的租金回報率報2.16%,較7月份跌0.04個百分點。
新界東方面,11月份名城、河畔花園和太湖花園的租金回報率分別報2.28%、2.75%和2.53%,較7月份升0.10、0.07和0.03個百分點。相反,牽晴間的租金回報率報2.46%,較7月份跌0.01個百分點。
