中原大灣區指數去年12月按月跌1.28% 全年升3.8%

中原表示,12月份中原大灣區指數報124.93,較上月下跌1.28%,連跌四個月,創8個月新低。12個指數當中,5升7跌,當中四大中心城市全數報跌,澳門指數及深圳指數更分別創出5年及1年低位,拖累大灣區指數持續下跌。錄得跌幅的7個指數,幅度由0.43%至3.5%。五個城市錄得升幅,幅度由0.04%至0.56%,其中東莞及珠海指數,繼續三個月創歷史新高。中原地產亞太區副主席兼住宅部總裁陳永傑表示,12月份雖然人行降準,但內房危機仍未解決,令大灣區城市樓價繼續受壓,12月份價量俱跌。 總結2021年,大灣區指數錄得3.8%的升幅,11個城市指數中,共8升3跌,升幅由0.4%至16.6%,跌幅由1.7%至12.7%,不少城市因下半年出現跌幅,蠶食了樓價於上半年的升幅,如深圳樓價全年僅升0.5%。四大中心城市,僅澳門錄得跌幅1.7%。陳永傑指,2021年初,內地及香港開始接種疫苗,加快了經濟復甦,樓價亦順勢而上,下半年內地調控措施陸續出臺,股樓俱跌,其影響至今亦未止,新變種病毒又來襲,相信樓價於短期內將持續受壓,2022年第一季將出現價跌量升局面。
