林鄭月娥:研究資助出售房屋引入漸進式按揭 只需樓價一半首期及供款便能上車
《經濟日報》報道,特首林鄭月娥表示,今屆政府房屋政策以置業為主導,正研究在居屋及綠置居引入漸進式按揭,只需樓價一半首期及供款便能上車。她稱,新想法是參考「新世界建好生活」的建議,將按揭門檻降低,令市民買得起、供得起。
根據新世界發展(00017.HK)成立的非牟利房社企「新世界建好生活」的「上車易按揭」建議,樓宇成交時只需按樓價的一半承造按揭,樓價餘下一半的按揭,可於成交後十年內,一次過或分階段承造並供款,意味著白表首期門檻或能降至5%,綠表則低至2.5%。
林鄭月娥表示,未來數年居屋推售量均超過9,000個單位,而綠置居則視乎房委會最終決定出租或出售的數量,雖然政府不能保證私樓的樓價,但公營房屋佔未來70%的供應,置業階梯將更加豐富。
