《大行報告》花旗:今年看好零售收租股 看淡住宅發展股 降恆地及信置評級至「沽售」
花旗發表報告,今年對零售商鋪收租股持增持看法,對寫字樓收租股看法中性,看淡住宅發展股。該行認爲香港奢侈品零售業應受益於本地消費,以及一旦與內地邊境重新開放,本港免稅購物和低價的酒店將吸引內地遊客,若香港邊境可以在2022年6月之前完全開放,奢侈品零售額到12月或可超越疫情前水平。花旗看好九龍倉置業(01997.HK)、領展(00823.HK)及太古地產(01972.HK)。 花旗認爲,2021本港住宅成交量創下10年新高,是需求已經被提早吸納,2022樓市會繼續受到市民移民、供應增加、美國聯儲局有可能加息等負面因素拖累,預料2022年住宅樓價下跌7%至10%。該行表示,寫字樓供應過剩導致租金進一步下跌,寫字樓收租股股價已反映單位數的租金跌幅。 花旗將恆地(00012.HK)評級由「買入」下調至「沽售」,信置(00083.HK)評級由「中性」下調至「沽售」,新世界(00017.HK)評級由「買入」下調至「中性」,另外恢復對嘉裏建設(00683.HK)評級,評級爲「買入」。
