格隆匯11月26日丨南京公用(000421.SZ)披露公司下屬房地產公司參與2021年度南京第三次集中供地部分地塊競拍的進展,控股子公司南京中北金基置業有限公司(“中北金基”)以人民幣6.2億元成功競得南京南部新城NO.2021G125地塊,全資子公司南京中北盛業房地產開發有限公司(“中北盛業”)以人民幣14億元成功競得南京河西南NO.2021G115地塊。
南京南部新城NO.2021G125 地塊(秦淮區嘉園路以北、冶修二路以西地塊),四至為: 東至冶修二路,南至嘉園路,西至中和橋路小區,北至秦淮南路。 規劃用地性質為R2二類居住用地,出讓面積 8824.48 ㎡,容積率 1.0<Far≤2.5,建築高度≤60 米,建築密度≤25%,綠地率≥30%。
起拍總價6.2億,起拍樓面價28104元/㎡,最高限價7.05億,最高樓面限價31956.8元/㎡,加價幅度500萬,搖號價格7.1億,競拍樓面價32183元/㎡,競買保證金1.24億,地塊毛坯限價為44902元/㎡。
南京河西南NO.2021G115地塊(建鄴區雙閘街道高廟路以北,廟中街以西地塊),四至為:東至廟中街,南至高廟路,西至現狀河道,北至元前路。 總用地面積17326.01㎡,出讓面積17326.01㎡,用地性質為二類居住用地,容積率1.0≤R≤2.4,限高35≤H≤100米,建築密度≤20%,綠地率≥35%。
起拍總價12.2億,起拍樓面價29339元/㎡,最高限價13.9億,最高樓面限價33428元/㎡,加價幅度1000萬,搖號價格14億,競拍樓面價33668元/㎡,競買保證金2.44億,地塊毛坯限價為44880元/㎡。
