越秀房產信託基金(0405.HK)收購越秀金融大廈 擬特別分派每個基金單位0.0255元
格隆匯11月15日丨越秀房產信託基金(0405.HK)就10月24日公佈擬以78億元向越秀地產(0123.HK)收購座落在廣州天河CBD核心區珠江新城的越秀金融大廈,於11月12日發出通函上載至香港聯交所網站及寄發予基金單位持有人。該收購有待於2021年12月6日上午10:30於香港諾富特世紀酒店舉行的基金單位持有人特別大會上獲獨立基金單位持有人批准通過。收購完成後,越秀房產基金預計成為香港和新加坡上市房產基金中持有最大估值中國內地資產組合的基金。根據越秀金融大廈截至2021年6月30日止6個月產生的收入,將使得越秀房產基金的收入增長約24%。同時此次越秀金融大廈成交價僅為人民幣45,829元/平米,顯著低於近期珠江新城可比交易“珠光譚村項目”人民幣61,500元/平米的成交價,意味着收購事項對越秀房產基金組合資本增值及估值提升具備一定潛力;疫情下表現較為穩定的寫字樓業態的建築面積佔比亦將從收購前的68%提高至73%;而組合中物業的平均樓齡由14.2年降低至13.4年。收購完成後,管理人擬向在特別分派記錄日期(即2021年12月9日)名列基金單位持有人名冊的基金單位持有人宣派特別分派金額約為人民幣8500萬元,或每個基金單位人民幣0.0255元。
